Default Render same clip in Final Cut

I've been having a small problem with Final Cut lately. For the past 3 months or so, I've been having to render the same particular clip over and over each time I open the project. If I close the project and open it again, I gotta render that clip... again! Anyone know why it's doing this? I've trashed the render file(s) to see if it makes a difference but... nothing. I still have to render it each time I open the project. Now it started doing it to another clip, an even longer one, so I am very pissed off now.

Okay, I don't mind waiting for it to render if it's a very short clip... but these have multiple layers of color correction, noise remover and in one case a shot stabilizer. Which takes it 30x longer to render.

Mismatch between clip and project settings?
Do you have set your RT to Unlimited?
    Changed your scratch disks in-between?
Noise Remover Stabilization screwing up your clips?

    Nope.
    Nope (can't even handle it).
    Nope.
    Nope.

It plays and works perfectly after I render. I've been working on this project almost daily and I've had to render that clip each time I open the project.

For some reason, FC can't find the render files it has made earlier. Check the settings, is the project on the same disk as the render files?

Yup. I haven't changed any scratch disk settings. When I'm editing Final Cut trashes the old render files that it doesn't use anymore and replaces them with the new render files but that's it.
